The Edmonton real estate market in September 2025 is generally described as transitioning toward a more balanced market. 


Key points include:


1. Increased inventory and a rise in days on market.

2. Sales activity cooled compared to summer.

3. Prices remain mostly stable or slightly softening month-over-month, but still up year-over-year, particularly for apartments and townhomes.

4. Affordability continues to be a major draw.


The Edmonton real estate market in September 2025 showed varied average sold prices across building types. Detached houses had the highest average sold price at $542,418 , followed by Semi/Duplexes at $448,592. Townhouses averaged $309,635 , and apartments were the most affordable at $208,060.

Homes generally sold within 36 to 47 days on the market, with detached houses moving fastest (36 days). 


The Sold Price to List Price Ratio remained consistently high across all types, ranging from 96.63% for apartments to 98.91% for Semi/Duplexes, indicating properties were selling close to their asking price. Downtown (Edmonton), Keswick, and Chappelle Area were the top three selling communities by unit count. 🏡💰
